  • Year Built: 1888,  125 years old.
  • 4 bedrooms
  • 2 bathrooms
  • Decent sized yard
  • Gas fireplace insert in the dining room
  • No garage and no room to build one
  • Awesome 2nd floor with large sun porch

Here is how Haus #5 holds up:

On budget?: Over budget by 5k

2 story single family home: Check!

3 or more bedrooms: Check! 4 bedrooms. 

Main level bedroom: Check!

2 bathrooms: Check!

Large yard: Could be bigger.

2 car garage: No garage and there is no way to build one. 

Charm and character with natural wood work, molding, hardwood floors, fireplace, etc: Check! Some of the original charm is still there even though it was converted to a duplex at one point then back to a single family home.

Target neighborhood: Check! 

Cute and big house but it doesn’t have room for a garage due to the constraints of the lot, sadly. There is an awesome gas fireplace insert which I am sure would get plenty of use.  The layout of the main floor is very awkward and would need some reconfiguring, but the upstairs is so awesome.  Plenty of room to stretch out there…I smell a man cave.

Is this Former Duplex the one? Give me your thoughts.

  3. I love the character, but not having a garage might kind of suck for lack of parking and/or workshop space…I think my favorite so far is #4

    As I am stalking all of your posts, it really is too bad our house isn’t bigger with 3 “real” bedrooms (instead of 2+den) because it nearly fits all of your qualifications and will be just barely over what I think your budget is 🙂 Loved all of your suggestions on my most recent post. We are getting so much crap out of our house in the next weeks – right now our garage (and our neighbor’s now vacant garage until the new owners take over on the 23rd) is pretty much full with stuff we are storing at our parents houses until we actually move.

    Some of the suggestions by the realtor we have are just annoying to me. Like ripping up the carpet in our front porch. I KNOW it would make it look a lot cuter and all but UGH. I’m going to give it a try this weekend and I am scared.

      Your house is already too dang cute to do anything else to it! I didn’t really specifically say we’re looking are a fixer upper but we are. I know the way I want my kitchen and bathrooms and it just wouldn’t feel right to me tearing out perfectly good a kitchen or bathroom just because it isn’t what I truly envisioned. Thus, we are looking at I expensively priced homes that could use a new kitchen/bath. Our old house was also a 2.5 bed house…we loved it for us but if we ever have kids it wouldn’t work. Adrian runs his business out of our home so he needs to have his designated work space for his equipment and all that jazz. I’m confident you will have no trouble selling your house as is-it’s lovely.

        Ha yes, totally get that! I have dreams of renovating a kitchen too – there are some that I see that I like, but tons have been redone but are just not my style but like you I’d have a super hard time paying a ton of money to redo something that is perfectly fine and nice. So I dream of a beautiful old house with a functional yet not updated kitchen that I can (pay someone to) renovate in the future.

  8. […] Haus #5 The Former Duplex had a lot of the original details including lovely old doors and window casings, as well as a fireplace which was outfitted with a gas insert. The front porch and upper level sun porch was so perfect. There was a ton of space on the upper level that made it feel very airy and we can envision a huge master suite and man cave up there, but the awkward layout on the first floor needs complete reworking.  Although it is in one of our target neighborhoods, it is the farthest house away from Adrian’s work.  There was no place for a garage due to the narrow lot, but the back yard is relatively spacious. 5k over the budget.
